Round Rock is an employment centre that happens to be north of Austin, not a suburb of it. That distinction changes the market in two specific ways.
The daytime population is not the residential population. Tens of thousands of people are physically in Round Rock during business hours who sleep somewhere else, and a good share of the service demand — commercial, facilities, food service, retail — is generated by them and by the buildings they work in. That is a different customer, a different search, and a different page.
And the residential stock is the widest-spread of any city in this part of the metro. Round Rock has 10.5% of its housing built before 1980 — around 5,386 homes, including 107 built in 1939 or earlier — while 55.1% went up in 2000 or later and 5.5% since 2020. The median dates to 2002.
That is unusual, and it matters. Its neighbors are single-story markets: Leander is almost all new, Cedar Park is almost all 2000s. Round Rock has genuinely old houses, a large 1980s and 90s middle, a big 2000s bulge and active new construction, all at once.
