The housing has just reached its first replacement cycle
Franklin's median year built is 2002. Only 7.1% of its housing predates 1970. Both figures are from ACS 2019–2023 five-year estimates.
That's young stock — and 2002 is now old enough to matter. Everything installed when those houses went up was installed at the same time, which means it fails at the same time.
A typical 2002 build is now on its second water heater at best, its original HVAC system is past normal service life, the roof is at or past the end of a standard architectural shingle warranty, and the builder-grade fixtures throughout are the kind homeowners replace once they've been in the house a decade and have the money.
A twenty-three-year-old house doesn't need a plumber the way a 1955 house does. It needs a different plumber — replacement of systems that aged together, not repair of infrastructure that's been failing gradually for sixty years.
That distinction matters because it changes every page on your site. Content about cast iron and galvanized supply is aimed at a market that barely exists here. Content about system replacement on 2000s builds is aimed at most of the city.
Where the demand actually sits
Williamson County authorized 1,994 permits in 2024 and 1,621 in 2025, per the Census Building Permits Survey. Down, but nothing like Davidson's collapse — new construction remains a real market here.
So Franklin has both: genuine new build, and a large cohort hitting first replacement. Most markets have one or the other.
Cool Springs is worth separating out. It's a distinct commercial and residential district, people search it by name rather than searching Franklin, and its building profile differs from the historic core. For most trades it justifies its own page.
The area west and south of town, built out later, is a third profile again — newer than Cool Springs, still under warranty in places, generating upgrade work rather than replacement work.
Where we'd compete
Not "SEO Franklin TN." Three agencies are already defending it and we'd be joining a queue.
Specific service plus specific area. A page named for one job in Cool Springs, or one job in the historic district, faces a handful of competitors instead of everyone. It also matches what somebody actually types, which is most of the battle.
